NOTICE OF PUBLIC HEARING The Perrysburg Township Board of Zoning Appeals will hold a Public Hearing on Tuesday, June 18, 2013 at 6:00 PM at the Township Meeting Hall, 26609 Lime City Road, Perrysburg, Ohio to consider the following requests for zoning variances. Application No. Z2013 -7078 (Variance) Continuation of 5/21/2013 Public Hearing. Joseph Goodell of 28503 E. River Road has submitted an application to install a six (6) foot high wooden privacy fence along the westerly side of his front yard. The property is zoned R-1 Rural Residential. Article VII, Section J.1 states “Fences or hedges may not exceed four (4) feet in height in the required front yard”. The proposed fences would be two (2) feet too high in the required front yard. Application No. Z2013-7103 (Variance) Sandra Myerholtz of 29120 White Road has requested to split her property. The property is zoned R-2 Suburban Residential. Currently, two (2) single-family dwellings exist on one parcel. The current lot width is 164.86 feet and the current lot area is 28,609 square feet (0.657 acres). Article V. Minimum Dimensional and Construction Requirements, Section A. Development Standards (Table 5.1) requires a minimum lot width of 85 feet, minimum lot area of 15,000 square feet, and Footnote D. states “In all residential districts the depth of the lot and/or parcel may not exceed four times its width.” The proposed North parcel width would be approximately 102.36 feet and contain approximately 10,747 square feet. The proposed South parcel width would be approximately 62.50 feet and contain approximately 17,862 square feet. Additionally, the South parcel would exceed the maximum depth to width ratio.
